The Historic Downtown Charleston area is one of the most sought after areas to own a home, and has some of the most expensive real estate for sale in the Charleston Metro area. Charleston was founded in 1670 as “Charles Town” at what is now known as “Charles Town Landing” in West Ashley, and relocated the the present site on the Charleston Peninsula in 1680.

The Downtown Charleston area has a vast history, and is a living museum located within the jurisdiction of the Board of Architectural Review (BAR). The BAR’s purpose is to preserve and protect historic structures. If you would like to purchase a home in the downtown Charleston area, it is important to know that you may need BAR approval for alterations to a property within it’s jurisdiction (MAP). Read the Charleston Standards to get a better idea of what the board adheres to.

If you’re want to purchase a home on the Charleston Peninsula, you need to decide if you would like to live Inside of Crosstown (Septima P. Clark Parkway), or Outside of Crosstown. The Charleston Downtown area is located inside of Crosstown, and homes are more expensive in this area.

Homes for sale South of Broad Street are some of the most expensive in the area, and this location has historically been considered the most prestigious neighborhood in the area. The southern area of this neighborhood contains The Battery and White point gardens, and some of the properties have amazing views of Charleston Harbor.

Other well known historic sites within this neighborhood include: St. Michael’s Church, Rainbow Row, Nathaniel Russel House, Calhoun Mansion, Heyward Washington House, and the Edmondston- Alston House.

French Quarter

Pineapple Fountain- French Quarter

The historic French Quarter is in the area of the original walled in city of Charleston, and was named due to the large amount of French Huguenots and Merchants that lived in the area. The French Quarter is considered by many to be the most romantic district in the area. The French Quarter is a great location to take a walk, has many great restaurants, and is the location Joe Riley Waterfront Park and the Pineapple fountain. The French Quarter is a great location to purchase a home if you would like to be in the center of Charleston’s Downtown, with a lot of things to do and see.

Other historic areas to visit in the French Quarter are: Charleston City Market, Old Slave Mart Museum, Old exchange and provost dungeon, St. Philips church, Powder magazine, and the historic Dock Street Theatre.

King Street

At more than 200 years old, King Street is one of the most historically significant locations in Charleston. King Street was named after King Charles II of England, and is now one of the most famous shopping streets in the Country.

King Street has many restaurants, cocktail lounges, hotels, art galleries, and places to shop. King Street has 3 different districts along the street; Upper King Street Design District, Middle King Street Fashion District, and Lower King Street Antique District.

Upper King Street is also known as the “Design and Dining District”. This area of King Street located in between Calhoun Street (Marion Square) and Spring Street, and is also known for it’s lively nightlife, hotels, great restaurants, and apartment buildings. This is a great area to live, if you’re looking to be in the heart of King Street, and the Charleston Downtown Area.

Middle King Street

Middle King Street is also known as the “fashion district”, and is located in between Calhoun Street and Market Street. This area of King street is named due to the fashion boutiques in this area, and is a popular shopping location for well known national brands.

Lower King Street

Lower King Street is also known as the “Antique District”, and is located in between Market Street and Broad Street. In this area of King Street, you will find some of the best antique shopping in the Country, including the George C. Birlant and Company antique shop.

Ansonborough is located along historic Meeting Street, East Bay Street, Calhoun Street, the Charleston harbor, and is known for its’ Red Brick Historic Homes and upscale seafood nearby. Harleston Village is conventiently located along Broad Street, Calhoun Street, and is bordered by King Street. Charleston Neighborhoods Outside of Crosstown

Wagener Terrace

Wagener Terrace is located on the Northern end of the Charleston Peninsula. Wagener Terrace homes for sale are much more affordable than homes for sale in the downtown area of Charleston. Wagener Terrace is located along Interstate 26, making it a good location to get on the interstate quickly. This is not a good location if you’re looking for a neighborhood within a quick walking distance to the downtown area.

Hampton Park Terrace

Hampton Park Terrace is located near the Citadel College, and has some amenities within walking distance. Hampton Park is a very large park (60 acres) located in the area. The Charleston RiverDogs stadium will also be in a close walking distance from this location, but downtown Charleston will be a long walk from this neighborhood.

North Central

North Central is a neighborhood on the Charleston Peninsula, located near I-26 and outside of Crosstown. North Central offers more affordable real estate than the downtown area, and is located within close walking distance to the Citadel. There are also some good restaurants in this area.

WestSide

WestSide is conveniently located along Septima Clark Pkwy, with a Publix Supermarket in the area, and many restaurants and fast food locations to eat. This area also has the Johnson Hagood Memorial Stadium, where the Citadell Bulldogs have their football games, as well as the Charleston Riverdogs (Minor League Baseball) Stadium. The WestSide nieghborhood also borders the Ashley River, and is the location of Brittlebank Park.

Pros and Cons of Living in Downtown Charleston

The Charleston downtown area also has 2 great hospitals (MUSC and Roper) in the downtown area, and an amazing Children’s Hospital (MUSC). Everything that you need will be within a reasonable walking distance if you live in the downtown area.

Cons of Living in Downtown Charleston

Again, Please read my 10 pros and cons of living in Charleston. Some of the Cons of living in downtown Charleston, are: Lack of Parking, High Real Estate Costs, Flooding, Hurricanes, and flood insurance. Some of the homes for sale in downtown Charleston have limited parking spots. Also, be sure to research the area you would like to buy a home; it is possible that area is prone to flooding. The Charleston downtown area floods intermittently, especially when there is a heavy rain during high tide.
