Look in North Mt. Pleasant for the best price. This area gives you:

  • Approx. 15–30 minutes to both Isle of Palms and Sullivan’s
  • Approx 20-30 minutes to Downtown Charleston
  • Tons of shopping, parks, and schools nearby

Home Price Range:
Recently, Median Home prices ranged from approximately $892,000 to $982,000, depending on the location (see graph above). Condos currently start somewhere around $300,000.

4. Johns Island: Country Charm, Close to the Coast

John’s Island is growing rapidly, yet it still feels rural and peaceful. It’s also just about 15–35 minutes from both Folly Beach and Kiawah Island’s Beachwalker Park (one of the most beautiful beaches in the area).

Why Johns Island is appealing:

  • Larger lots and newer homes than on James Island
  • Oak trees, horses, farms, and breweries
  • Growing restaurant scene

Home Price Range:
Median Home Price is around $700,000, but you can usually find a home in the high $200,000s or Low $300ks

If you want space, trees, and easy beach trips — this is your spot.

John’s Island- Affordable Homes


5. Goose Creek or Summerville (If You Want Best Value + Occasional Beach Trips)

These are farther from the beaches, at around 35–55+ minutes depending on traffic, but you can get a lot more house for the money. Several suburbs of Charleston are within a decent driving distance of the beaches, including: North Charleston, Ravenel, Hollywood, Summerville, Moncks Corner, Hanahan, Goose Creek, and more.

Expect:

  • Longer Drives
  • Bigger houses for your money, newer neighborhoods, great amenities (pools, pickleball, etc.)
  • Good suburban life and lower cost of living
  • A lot of New Construction options

If you don’t need to be at the beach every single day, this is the highest-value play.

  • Neighborhoods to Consider:
    • Nexton-Large Master-Planned Community with great restaurants and amenities, conveniently located near insterstate 26
    • Cane Bay -Very large subdivision with several subsections, a YMCA, and some subsections are part of the “Lakes of Cane Bay”
    • Crowfield Plantation– A Large subdivision in Goose Creek. Golf community
